The holiday homes are not owned by Kerry Coastal Cottages (KCC) but by a third party (Homeowners). KCC acts as an agent to make the holiday home available to you on behalf of the Homeowner for the Homeowners benefit and risk. The identity of the homeowner can be given upon request. KCC is only liable for the information given on our webpages and on your booking confirmation as well as the correct processing of the booking.

 

Every effort has been made to ensure that the holiday home descriptions on our website are correct. The homeowner reserves the right to make modifications to the holiday home specifications that are considered necessary in the light of the operating requirements. Where possible, clients will be notified of changes before commencement of their holiday.

 

To find out if your holiday home is available at the time you are looking for, please check our availability page here We are aiming to update this overview on a regular base and as quickly as possible, however there is always a chance that a house shown as available is in fact reserved or booked. You can always check with us to make sure your house is free for the dates you are looking at. Email us or give us a call!

 

Make a booking

You must be 21 years or over when you make your booking. By submitting a booking you agree to our T&C's. You offer a binding booking and commit yourself until KCC either accepts or rejects this booking. To book with us, please fill out our booking form or send us an email. The contract does not take effect until KCC dispatch written confirmation to you.

We will check if your house is available and confirm your booking by sending your booking confirmation within 2 working days  by email. It is your responsibility to check your emails regularly (spam) and advise of any change to your email address. As soon as your confirmation is received, please check for the details for accuracy.

 

To secure your booking, a deposit of 25 % of the rental is due no later than 8 days after receiving your booking confirmation. This is a non-refundable deposit. The remaining balance of 75% must be paid 60 days before your arrival date.

 

When a booking is made less than 60 days prior to arrival, the full rental amount of 100% is due at once.

When full rental has been paid, you will receive directions to your holiday home as well as further information about arrival and key collection.

You are strongly advised to obtain a travel insurance for your holiday.

Payments
At this time, we only accept Domestic Account Transfer, International Account Transfer and Euro Account Transfer. You will find all necessary details/information on your booking confirmation. Cheque payments are not accepted.

 

Additional Charges

Charges for Energy usage, Internet and cleaning may need to be paid separately on the day of your departure. Please refer to the house description on our website and your booking confirmation.

For some houses, these charges are already included in the rental. If you wish to charge your electric car and you are renting a holiday home where energy consumption is included in the rental, you will be charged an extra fee.

 

Breakage Deposit
For most houses (please refer to the specific house description on our website), a breakage deposit of €250 is payable in cash on arrival. This will be refunded to you on the day of your departure, provided that no loss or damage to the house and its content has been identified and the house is left in a good condition. 

 

Number of Guests

We strictly only accept the number of guests that you state at the time of booking. The members of your party and the allocation of guests in each holiday home must remain the same for the whole of your stay. No more than 2 households are allowed in any one house.

At any time, the total number in the party (staying overnight) should not exceed the maximum number stated for any particular house on our website, unless prior consent has been obtained. The homeowner or his caretaker reserves the right to terminate the hire without notice and without refund for a breach of this contract.

 

Setting up tents, campervans or mobile homes is not permitted unless KCC or the Homeowner have agreed to it before you intend to set it up.

 

Arrival and Departure

The holiday home may not be occupied before 5pm on the arrival date unless prior permission has been obtained from KCC or the homeowner. The holiday home must be vacated by 10am on the final day of the rental and left in a clean condition (dishes done, dishwasher empty, bins empty, oven & fridge clean, tidy in and around the holiday home).  

 

Cancellation / Changes

A cancellation can only be made in writing and will only apply from the day on which KCC receives it. However a cancellation fee will apply as follows:

From the day of booking and until 61 days before your arrival date 25%

From 60 to 31 days before your arrival date 60%

From 30 to 15 days before your arrival date 75%

From 14 days before your arrival date 100%

 

If you need to cancel, but can place another tenant in place for the same period, same house and at the same price, KCC shall accept the change of name for a fee of 50€. Notification must be in writing.

  

Cancellation/Changing due to  the Government reintroducing lockdown travel restrictions

Following the declaration of COVID-19 as a global pandemic by the World Health Organization, COVID-19 and its consequences are no longer unforeseen or unexpected. Guests therefore are advised to understand the cancellation policy prior to booking and in particular our cancellation policy regarding the retention of the non-refundable deposit.

 

You may change the date of your booking with KCC provided the change is made 61 days or more before your arrival date. A change is subject to availability and an amendment charge of 50€.

You are advised to let us know your new dates promptly or 8 weeks after requesting the change, otherwise the change will be treated as a cancellation and a fee will apply (see cancellation fees). Your new dates should not be later than 12 months from your original dates. If your house is not available for the new dates, you may choose another house. 

You may only delay your booking once, thereafter your deposit will be forfeited.

 

Smoking

Smoking is not permitted inside any of our holiday homes, however smoking outside is permitted.

 

Pets and allergies

We only have a few holiday homes that allow pets/dogs. However, neither KCC nor the homeowner can guarantee that there have never been any pets in the holiday home on prior occasions. Neither KCC nor the Homeowner assumes any responsibility for the tenant's allergic reactions as a result of pets having been in the holiday home.

If you intend to bring your dog, please check with us first! There will be a charge of 20€/dog and a max. number of 2 dogs per house, in some houses only 1 dog. You must ensure that each dog is properly supervised, is not dangerous and does not cause a nuisance or threat to anyone. It is your responsibility to clean up after your pet inside and outside.

If you rent a holiday home from KCC that is not pet friendly, but you still bring your dog, we will ask you to remove it from the house to a kennel at your expense (without  refund or compensation).

 

Liability & Security

The homeowner does not accept any liability for loss of or damage to, personal effects, baggage, motor car, or any other item belonging to the hirer or any member of the hirers party.

 

Mobile Phone and Internet Availability

Whilst most of the properties we offer will have mobile phone coverage and internet access, due to the rural nature of the properties such access and coverage can be unpredictable, slow and intermittent and may sometimes not be available during the entire duration of your stay. Please speak to us if you have a specific requirement for mobile and internet availability.

The Internet in the houses is not subject to any particular security. It requires continuous parental supervision when used by children. We reserve the right to disclose your name and address to the internet service provider if we discover that you or a member of your party illegally downloaded content from the internet.

 

Noise/Smell

Any noise and/or odour nuisance can occur anytime due to farming in rural Kerry. This is beyond our control.

 

Damage

You must treat your holiday home and its contents with care and leave it in a clean and tidy condition on departure. We reserve the right to charge you for any extra cleaning, missing items or damage to the holiday home and/or its inventory/furniture/appliances. Any damage made during the rental period must be reported to KCC, the Homeowner or his representative immediately.

 

Defects, complaints and remedy

If you are not entirely satisfied with the accommodation offered, you should contact the homeowner or the owner's representative immediately and attempt to resolve the problem. Where this is not possible, you should contact KCC. Complaints regarding damage or defects should also be reported as soon as possible.  You shall endeavour to avoid worsening any damage, defect or fault and shall contribute to keeping any loss as small as possible for KCC and for the Homeowner. KCC and/or the Homeowner are entitled to remedy any defect or deficiency. In case of a complaint, you shall grant KCC  a reasonable time limit to remedy or repair any defect or damage. If after that you still feel that the problem has not been resolved to your satisfaction, then you must within 14 days of the end of the hire period put comments in writing to KCC. Unless this procedure is strictly observed we cannot entertain any claim arising out of complaints.

In the event of non performance or improper performance of the contact, compensation payable to you is limited to the cost of equivalent suitable alternative accommodation and shall in no circumstances exceed the total cost of the rental, where alternative accommodation is not available.

 

Data Protection

KCC are the sole data controller of all personal data provided to us by customers and prospective customers. We will not provide your personal details to any third party except to the homeowner or the caretaker of your holiday home.
